Jennifer and Carl Grace: Thank you for the suggestion and the route to buy a house alone is definitely a good one. I think it's so much easier to go without a realtor these days as you can see all the listings online anyway and you don't have the realtor only pointing out the good parts of each house and not any of the bad parts.

I don't know if it's right to ask the realtor to help us at the beginning and then abandon her midway to try saving money though. It just doesn't seem like the right thing to do. Also, I plan to ask her a ton of questions about real estate and maintenance etc which is invaluable to a novice like me. I probably could get the same information for much less, but having a realtor makes the whole experience more managable and less daunting.

Carl Grace: Turtle Rock is definitely great but it's a very high priced area so I'm not sure if I want to stretch myself to afford a house and floorplan that I like. I will keep looking though and I agree with you - Turtle Rock is very nice.

I agree with Jennifer... we bought our house in Turtle Rock directly from the seller, and both parties got a great deal. I highly recommend Turtle Rock if you can at all afford it. Beautiful safe areas to walk, best schools in Irvine, and close to the beach. As close to heaven as you can get in Irvine!

MoneyNing...You might want to consider checking out homes on your own...without the realtor. We found our home because it had a home-made sign in the front lawn inviting us to "Pop In" (an English couple was selling the home without a realtor as well)...we had never purchased a home before but we did just fine! You do absolutely need a lawyer, though. In the end you save paying out a hefty commission to the realtor! If you are not in a hurry I definitely recommend trying this on your own. Just remember to get the inspection, before you commit to buy!

I am still okay! The surgery was pretty quick even though I can't eat anything solid now so it's pretty painful that way.

Anyway, I did ask them to leave me the wisdom while they just take out the teeth.
